You immediately fall in love with the culture,
history and people of the region, not to mention the
amazing beauty of the landscape, and you have decided
that this will be your home, albeit winter home.
Well you are not alone, and there are many people who
want to live in the area. Not surprisingly, if you want
a nice house around the sea, you are going to be paying
a lot. However, do not let that deter you. Why be a
tourist when you can be a resident, living in the city
for 6-months, or all year-round. Enjoying the scenery,
people and culture of one of Turkey’s greatest cities.
When you have found a property to buy, you can take an
option on it for two weeks, and within this period, you
can make a deposit of 10 percent to make sure the house
is not sold to someone lese.
Once you have started the process, your real estate
agent will do the procedures at the deed office, and you
will have to have four photos of yourself, as well as a
passport. Once done that, you can return to your own
country if you wish, while the real estate agent takes
care of it for you. Typically, the process of getting
the paperwork put through the system takes about a month
and a half, at which point you will need to come back to
the country. At this point, you have the property put in
your name at the deed office. In this case, both buyer
and seller must be on hand for the process. You will pay
a tax and earthquake insurance, after which you will
receive a TAPU, which is signed in your name. That is
your proof that you own that house.

Typically, the process to get the deed is going to cost
three percent of the house cost, so be ready for that.
After that the house is yours and you can enjoy being a
resident, not a tourist, of a great city.
